Rustic finca (Estepona)
The 56,684 m2 farm is located in Estepona on the Camino de la Charca de las Nutrias, north of the toll road.
The property is divided into two cadastral plots, a smaller one of 14,712m2 that borders the river, plot 75 of polygon 21 of the Rustica Cadastre of Estepona and another with a larger area of 42,200 m2, plot 89 of Polygon 21.
Both cadastral parcels are separated by a path from the farm that ends at the river about five hundred meters north. This road is a local road, owned by the farm but for public use.
PLOT A, NEXT TO THE RIVER .- On the cadastral plot, which is located between the road and the river, the main house of 126 m2 is located, with five bedrooms, two full bathrooms and a toilet, hall, pantry, and gallery corridor in first floor, and living room at two heights. The house has a 50 m2 summer porch that overlooks the pool and another glazed back porch to isolate itself from both heat and cold.
On the rear porch of approximately 60 m2 there is the woodshed, the barbecue, and the oven.
In front of the house is the 21 m2 irrigation pool.
Behind the main house is the warehouse, which is a building divided into three zones, two of which are the warehouse itself, of 20 m2 and a workshop in the form of a porch facing the river, of 16 m2. Above the warehouse area there is an undercover or attic utilization of 20 m2.
Auxiliary house of 30 m2 is a mobile home with two bedrooms, bathroom and kitchen-dining room. It is a small house to accommodate guests or farm workers.
The 10 m2 chicken coop can house different types of birds.
The 56 m2 stable has previously housed goats and donkeys.
Orchard and fruit trees area. This area is located in front of the pool and the main house, the fruit trees are six orange trees, a mandarin, a pitanga tree, two medlars, three mangoes, two pear trees, three apple trees, two custard apples, two fig trees, four plums and two quinces.
PLOT B.- EL LAGAR.- This cadastral plot of 42,200 m2 is located to the west of the local road and is crossed by a path that takes us to the construction of a house-press, the house has a plant surface of 85 m2 and a use under cover or first floor of 75 m2 total of 160 m2 built, annexed to the press there is a cistern of 9 m2.
This building dating from the 19th century, is a winery with the characteristic elements for the transformation of the grape into wine, it has a valid license to rehabilitate the roof that has fallen over time. Next to the winery there are two wells, one of which has an electrical system for the extraction of water.
WATER SUPPLY.- The farm belongs to the Community of Irrigators and has a use of two hours each water shift.
ELECTRICAL SUPPLY.- Likewise, the farm has electricity from the supply company and an alternative energy system through a gas-powered motor in the event of a failure of the electrical system.
All the facilities of the farm are connected to the electrical system.
LEGALITY OF THE BUILDINGS.- All the buildings on the farm described are registered in the Property Registry and the corresponding tax for prescription of urban actions has been paid to the City Council.
SEPTIC TANK. The farm has a septic tank.
ACCESS ROAD TO THE FARM.- The road by which the farm is accessed and that crosses it, has restricted traffic to motor vehicles between June 1 and October 15 due to the risk of forest fire, if Well, this rule does not apply to residents with farms that are accessed from the road or to their guests.
FENCED. The farm is fenced in its entirety, except for the border with the river.
